A villa with pool, garden, and 3–5 bedrooms is a small hotel. Budget 18–25% management unless you are local and hands-on — plus pool chemical, gardener, and faster FF&E wear.
HOA fees vs hidden villa opex
Condos carry explicit HOA/condominium fees — sometimes $300–$800+/month on the coast, plus special assessments. Read the budget: what covers pool, internet backbone, and exterior paint?
Villas hide cost in electricity (A/C), pool service, security, and insurance on a larger footprint. Compare all-in opex % of gross, not headline HOA alone.
ADR ceilings and guest profile
Villas chase families and groups — higher ADR, longer bookings, more wear. Peak-season weekly rates can top condos by 40–80% in the same town if you have beds, parking, and pool recipe right.
Condos win couples and small families — lower ADR, faster turnover, less parking drama. One-bedroom walk-to-beach condos can punch above their weight on occupancy.
STR rules: the condo deal-breaker
Before any condo offer, read HOA rental clauses. Some buildings ban STR outright, cap nights, or require hotel licenses. Villas in standalone lots face zoning and ICT registration — but no board vote.
A cheap condo with an STR ban is a personal second home — not an income asset.
Liquidity and inventory
Condos: more units per project, narrower price bands, faster comp discovery. Resale liquidity is often better under $500k when the building allows rentals.

Canadian snowbirds (8–16 weeks live / rest rent) often want a turnkey condo in an STR-allowed building: lower ops when they leave, easier HOA security, and enough beds for family weeks without a full villa crew. Confirm rental rules in writing.
US remote couples splitting live weeks with guest weeks can win with either SKU — a 2BR walk-to-beach condo for simplicity, or a small villa with pool if they will host groups and accept management. Model both on /check before you buy the lifestyle story.

When each wins
- Condo wins — absentee owner, 1–2 beds, walk-to-beach in an STR-allowed building, you want lower ops surface area.
- Villa wins — 4+ beds, pool/outdoor living, group ADR, direct-booking brand, you accept management complexity.
- Neither wins — inland without view/pool recipe, HOA ban, or concession uncertainty.
