What “safe” means here
Safe = you can prove what you are buying: registered fee-simple title (or a concession you understand), a matching survey, legal water, no surprise liens or squatters, and funds held by counsel you hired.
It does not mean every Facebook listing is honest, or that "beachfront" in an ad equals titled sand. Use the due diligence checklist before you wire.
Pros of buying on the Gold Coast
Foreigners own titled land like citizens; property tax is low (0.25% of registered value); tourism demand supports short-term rentals in the right micro-locations; remote closings are routine.
When you rank a home against nearby Airbnbs, you can screen fantasy pro formas before emotion takes over.
Cons and real failure modes
No single MLS — inventory is scattered. Maritime-zone concessions cap foreign ownership. Green season softens STR income. Wrong comps (inland vs beach) destroy projected yield.
Buyer-side mistakes: seller’s attorney only, no water letter, skipping survey match, and wiring outside escrow. Those are avoidable.
How to buy without gambling
Hire your own attorney, pull the folio real, verify water, walk the pin, and pressure-test ask price against nearby rental income on the map or via check.

Why do people leave Costa Rica? (and what that means for buyers)
People leave for ordinary reasons: HOA drama, underestimated green-season cash flow, healthcare preferences, family pull-back to the US/Canada, or buying the wrong legal object (concession confusion). “Expats are leaving” is not proof that titled Guanacaste property is unsafe — it is proof that lifestyle fit and underwriting matter.
Before you buy, separate: (1) Country risk — relatively favorable on freehold land; (2) Deal risk — this condo’s HOA, yield, water letter — where buyers get hurt; (3) Life risk — do you want 4–6 months here? Rent a season first if unsure.
