The service
Pura Vida Portfolio provides research tools for Costa Rica Gold Coast real estate and short-term-rental investing: a deal-finder map, property reports, yield benchmarks, calculators, and optional operator services (co-hosting, build JVs, acquisitions). The website is an informational screening layer — not a multiple listing service (MLS), not a listing portal, and not a substitute for professional due diligence.
Accounts & acceptable use
- One free account per person for personal investment research.
- Do not scrape, bulk-download, or republish our enriched dataset (yields, deal scores, comp tables) without written permission.
- Do not attempt to bypass gates, probe admin endpoints, or interfere with site operation.
- Do not submit false information in forms or impersonate others.
- You are responsible for keeping your password confidential.
We may suspend access that violates these rules or poses a security risk.
Third-party listing & market data
Our for-sale inventory comes from public broker websites in the Guanacaste corridor. Costa Rica has no unified MLS; we aggregate, deduplicate, and enrich listings with our own STR models. Representative sources and live counts are listed on our data sources page.
We are not affiliated with, endorsed by, or acting as agent for those brokers unless we tell you otherwise in writing on a specific transaction. Listing photos, descriptions, and prices remain the broker's or seller's material.
How we use broker data:
- Display enough detail to identify a property and show our underwriting (yield, deal score, verify flags).
- Attribute the source (“via {broker}”) and link every card to the broker’s canonical listing URL (“View listing ↗”).
- Refresh daily where possible; drop sold/off-market listings at scrape time.
- Collapse duplicate cross-broker copies of the same physical property.
Accuracy: scraped data can be stale, incomplete, or wrong (price typos, missing map pins, sold homes left online for SEO). Always confirm price, status, title, location, and amenities on the broker’s page before making an offer.
STR performance data comes primarily from AirROI (licensed API — trailing rental performance and comparables). Our rental supply index may also reference publicly visible short-term rental listings. Revenue figures are estimates, not guarantees of what you will earn.
Takedown / corrections: if you are a broker or rights holder and want a listing removed, corrected, or relinked, email [email protected] with the URL. We aim to respond within a reasonable time and will remove or fix entries that we cannot support fairly.
Disclaimers
- Nothing on this site is investment, tax, legal, or accounting advice.
- Yield, revenue, deal scores, and scenario numbers are screening tools — not appraisals, inspections, or pro-forma guarantees.
- “Verify first” and similar flags mean our data may be wrong; they are not a completed due-diligence checklist.
- Gross yields ignore your financing, owner-use weeks, and exact operating costs; net results will differ.
- Cadastre, registry, and map links point to official sources for your attorney to verify — we do not warrant parcel boundaries or title.
- AI-generated text on property pages is assistive and can be incorrect; confirm material facts independently.

Intellectual property
Site design, methodology, deal scoring, recipe models, copy, and enriched datasets are owned by Pura Vida Portfolio or its licensors. Broker listing photos and descriptions are shown for identification and referral purposes; rights remain with their owners.
You may share links to our pages and quote brief excerpts with attribution. You may not mirror the full dataset or resell our comp tables.
Limitation of liability
To the fullest extent permitted by applicable law, Pura Vida Portfolio and its operator are not liable for indirect, incidental, or consequential damages arising from use of the site or reliance on estimates. Our total liability for any claim related to the free research tools is limited to the amount you paid us for those tools in the twelve months before the claim (typically zero for free accounts).
Some jurisdictions do not allow certain limitations; in those cases our liability is limited to the minimum permitted by law.
