In Costa Rica the English labels overlap. "Real estate agent," "broker," "realtor," "agency," and "real estate consultant" (Spanish: *asesor* / *consultor inmobiliario*) are often used the same way in marketing. A consultant title does not mean a different license or a fee-only advisor — there is still no mandatory government license.
What matters is local closing track record, clarity on titled vs concession land, and whether they will work with your independent attorney. Ask for recent foreign-buyer references in the towns you care about — Playas del Coco, Tamarindo, Flamingo, Potrero, and the rest of the Gold Coast corridor — not a national brochure.
Why it's the Wild West (no license, no MLS)
Unlike the US or Canada, there's no government license required to sell real estate in Costa Rica and no unified MLS. Inventory lives on individual broker sites; the same home can appear at different prices.
Good agents and agencies exist and add real value — but you can't rely on a license to filter. You filter on track record, transparency, and alignment with how you buy.
Green flags when choosing Costa Rica real estate agents
