How we check Airbnb income — and why you can trust the numbers

Every home for sale is checked against nearby Airbnbs, then labeled honestly. We'd rather under-promise and let a property over-deliver than flash a “steal” that falls apart on inspection.

The one rule: income and yield are screening numbers on imperfect public data — not investment advice, and not a promise of what lands in your bank account.

    Broker + off-market discovery

    We pull active for-sale listings daily from Gold Coast brokerages — 1,206 homes for sale in our database right now — then add boots-on-the-ground finds: FSBO, projects, and motivated sellers. Same property co-listed by several brokers is collapsed so the count is unique inventory.

    Rank by nearby Airbnb income

    We check each home against a corridor of 6,145 Airbnbs, using only established pros — 1,608 that clear 4.8★+, 30+ reviews (or 4.75★+, 50+ reviews), 180+ bookable nights TTM. Not beginners with a handful of bookings. Trailing revenue comes from our Gold Coast Airbnb data (Airbtics), not calendar guesses.

    Adjust for the property

    Subject and comps are never identical. Beachfront, walk-to-beach, ocean views, and amenities each carry different weight in income. We merge ±1 bedroom comps (scaled by market nightly income), weight by distance to beach, and adjust for property traits — then show our estimate on the card.

    Flag thin data — always double-check

    When nearby comps are thin, inland sets are scattered, or a price looks off, we say so — often with a conservative estimate. Screening numbers only; always double-check before you buy.

    On any property report, open Comps & math and switch to Your estimate — choose which nearby Airbnbs to include. Same math as our published number; your set. The map ranking stays our estimate.

  • Pros bar4.8★+, 30+ reviews (or 4.75★+, 50+ reviews), 180+ bookable nights TTM. Below that bar, a listing can still appear on the rentals map; it does not drive for-sale income estimates.
  • Conservative estimate — for inland homes with thin recipe scores or scattered comps, cards may use the lower end of the weighted range (not the middle).
  • Property vs operator — walk-to-beach, view, pool, and similar traits adjust the for-sale estimate. Superhost / Guest Favorite lifts are shown as earnable upside after you operate — not baked into the buy screen. Recipe guide →

What the labels mean

These are the pills on the map, listing cards, and property reports — so you always know how much to trust a number.

“Looks cheap · verify” vs “Double-check first”

Looks cheap · verify means the data looks clean and it genuinely screens as a top pick — but no steal is risk-free, so we ask you to confirm. Double-check first means an input looks broken — so we don't even trust the tier.

Thin comps

Separate from the tier, thin or scattered nearby rentals drop confidence and add a · thin comps caveat. Those homes never top the rankings alone.

Guards

When we hide or flag numbers

Scraped listings have wrong prices, missing data, and mis-pinned locations. These guards force a double-check state instead of a fake bargain:

Implausible yield

A projected gross yield far above what the corridor really produces almost always means a wrong list price or mis-located comps — not a bargain.

Sub-floor price

A rentable home priced below a sane Gold Coast floor is usually a parse error, raw land, or a fractional share — not a real entry price.

Multi-home / compound

Several casas on one title — bedroom count spans multiple buildings, so single-villa comps don’t apply.

Fractional / concession

Timeshare, fractional, leasehold, or Maritime-Zone concession wording means it isn’t straightforward titled fee-simple — yields aren’t comparable until that’s confirmed.

Lots

Build scenario — not a quote

Lots have no rental history, so we don't fabricate a yield. We model what a villa built there could earn — nearby comps for revenue, our construction rates for cost (Standard · Premium · Luxury). Pool, landscaping, and permits are separate line items.

  • Construction cost is an estimate until you have firm quotes.
  • No rental income during the build.
  • Water, coverage, and ZMT status must be confirmed.
  • Configs that fail coverage or sit in the ZMT public zone are excluded — not ranked.

Free account for full comps

Market-level context is open to everyone. Property-level income, yield, and the full comp set sit behind a free account — same math we use; the gate keeps it from being scraped wholesale.

Rental grades — weeding out “too good to be true”

On top earners, every revenue figure is graded before we rank it: booking evidence (reviews vs implied nights), comparable plausibility, and source identity. The board defaults to Verified (A) only.

Deep review record corroborates the revenue; own-listing actuals.

BCorroborated

Solid track record; revenue sits within the comparable field.

CIndicative

Thin evidence or no firm identity — directional only.

DUnverified

Top-of-market revenue on a thin record. Hidden by default.

What drives top rentals

We measure how amenities and location associate with nightly income across the corridor — associations, not proof of causation. Property traits feed the for-sale estimate; operator badges (Superhost, Guest Favorite) are icing you earn after you run the place.

What we will never do

  • Invent revenue when there aren’t enough nearby comps.
  • Show a sold or off-market listing as a live deal.
  • Paint a bare “Steal” with no verify caveat.
  • Use beach-wide or distant comps to flatter a yield.
  • Ignore adjacent bedroom sizes when they explain the micro-market better.
  • Credit a pool when the broker copy says “room to add a pool.”
  • Apply full beach-villa revenue to an inland home with no ocean view.
  • Show another property’s photo just to fill a card.
  • Quote a build cost as a guarantee instead of a scenario.

Estimates use third-party Gold Coast Airbnb performance (Airbtics) and public broker listings (see live counts on our data sources page), and can contain errors — always confirm price, title, location, and performance before you transact.
