Depending on how you use the site, we may process:

• Account sign-in: email address; optional name and phone on password signup. Magic-link sign-in sends a one-time email — no password stored for passwordless accounts. Password signups store a cryptographic hash only.
• Lead and contact forms: name, email, phone, message, and the page or property you came from (persona/intent fields).
• Check-a-property and portfolio tools: property URLs, pins, or listing details you submit to estimate Airbnb income.
• Account preferences: saved shortlists, deal-alert settings, and similar in-app settings tied to your account.
• Session cookies: a signed login cookie (`pv_acct`) so you stay logged in; an optional operator cookie for internal admin tools.
• Usage analytics: privacy-friendly page-view analytics via Plausible (plausible.lysai.ca).
• Advertising measurement: Meta Pixel and Meta Conversions API (Dataset) to measure ads and build retargeting audiences. Meta may receive page views, hashed email/phone when you submit a lead form, IP address, user agent, and Meta cookies (_fbp / _fbc) when present.
• Server logs: standard web-server metadata (IP address, user agent, timestamps) for security and debugging, retained briefly.

We do not sell your personal information to data brokers. Meta ads measurement and retargeting are limited to people who visit this site or submit a form.

• Provide gated investment data (revenue bands, comps, build estimates) to registered users.
• Respond to inquiries about buy, sell, co-host, or partner / JV help.
• Send deal alerts or follow-ups you request.
• Improve the product (fix errors, understand which tools are used).
• Measure and improve Facebook/Instagram ads and show relevant retargeting to site visitors (via Meta).
• Protect the service against abuse, spam, and unauthorized access.

Account and lead records are stored on our production server (JSON files and application logs under operator control). Email notifications may pass through our email provider when you submit a form or create an account.

Third-party processors we rely on include Plausible Analytics (usage stats), Meta Platforms (Pixel and Conversions API for ads measurement/retargeting), and Airbtics (market/rental data lookups — see third-party data in our Terms). Amenity enrichment may use other publicly available short-term rental listing detail. AI-assisted features, when enabled, may send property context you are viewing to a language-model API to generate on-page assistance — not for Meta ad profiling.

Account data is kept while your account is active. Lead records are kept as long as needed for follow-up and business records, then archived or deleted on request where practical. Server logs rotate on a short schedule.

• Delete your account or ask us to remove lead data — email us at the address above.
• Opt out of marketing follow-ups — reply “stop” or ask us directly.
• Block analytics in your browser (the site still works; we lose aggregate usage stats).
• Limit Meta ads personalization via your Facebook/Instagram ad settings or browser controls that block the Meta Pixel.
• Decline optional phone fields on forms.

We serve investors primarily in North America and Costa Rica. Personal data may be processed on servers outside your country. Costa Rica's Ley 8968 (Protection of Persons Against the Processing of Their Personal Data) applies to personal data we hold about individuals in Costa Rica; we aim to handle data proportionately and securely. If you are in the EU/UK, you may have additional rights (access, rectification, erasure, restriction) — contact us and we will respond in good faith.

This site is for adults making property investment decisions. We do not knowingly collect data from children under 16.

We may update this policy when our tools or legal requirements change. The effective date at the top of this page will change when we do. Continued use after an update means you accept the revised policy.
