1. Buying concession land thinking it's titled beachfront
The first 200 meters from the high-tide line is the Maritime Terrestrial Zone (ZMT). The first 50m is public; the next 150m is concession — a municipal lease, not fee-simple ownership. Foreign ownership of a concession is capped unless you've met residency rules.

2. Skipping due diligence on title, water, and permits
No independent attorney, no folio real lien check, no matching plano catastrado, no carta de agua from the ASADA — these are how deals blow up after closing.

3. Believing broker gross revenue on the listing PDF
Peak-season gross from a villa two kilometers closer to the beach is not your inland comp. Gross is not net — strip platform fees, management, utilities, HOA, and 13% IVA before you compare to ask price.

4. Ignoring STR registration and tax from day one
Opening Airbnb without ICT lodging registration, a NITE, and IVA filing is a liability that compounds — and shows up at sale.

5. Wrong micro-location inside the right town
Playas del Coco, Flamingo, and Tamarindo are not uniform markets. A home a five-minute drive inland can earn 30–50% less than a walk-to-beach twin — same town name, different product.
Pin-level location beats brochure adjectives. Use town hubs and the listing map; compare within a few hundred meters, not across the whole bay.
6. HOA / condo rules that ban or cap STR
Gated communities and condos can restrict nightly rentals, cap keys, or require hotel-style licenses you cannot get. Read HOA minutes and rental clauses before offer — not after your manager promises "everyone does it."

7. No exit plan or liquidity reality check
Buyers fall in love with yield and forget days-on-market on luxury inventory. The Gold Coast is a strong rental corridor — not every price tier resells in 90 days.

No. Zoning, HOA rules, water, ICT registration, and parking/access all gate STR use. Confirm all five before you buy for income.
Should I buy beachfront or ocean view?
