The corridor has deep STR demand and steady buyer interest under ~$800k in walkable towns. Luxury inventory ($1.5M+) is thinner — count months, not weeks, and expect negotiation.

Costa Rica taxes gains on property sales. For many individual sellers, practitioners commonly cite roughly 15% on the gain (sale price minus documented acquisition basis and approved costs) — but rates, exemptions, and basis rules depend on hold period, residency, and how you held title.

Seller-side costs typically include broker commission (often 5–6% plus VAT in Guanacaste), legal fees for the transfer, and any mortgage cancellation or entity wind-down if you sell out of an S.R.L.

Budget 2–4%+ beyond commission for notary, registry stamps, and entity admin — exact lines depend on price tier and whether the buyer assumes a corporation.

Unpaid property tax, HOA arrears, or open ICT/Hacienda filings become closing-table deductions or deal-killers.

Selling out of an SRL vs personal title

Buyers often prefer buying the shares of a clean S.R.L. that holds title — it can speed transfer and preserve some registrations. Others want a fresh personal title and will discount for entity risk.

Your S.R.L. must be current on impuesto a personas jurídicas, tax filings, and corporate books. A host who never registered STR income creates buyer due-diligence friction and price chips.

Plan exit structure at purchase — unwinding a messy entity at sale is expensive.

Timing and price realism

List into dry season if you need speed. Price against active comps on the same beach tier — luxury ask spreads are wide; chasing a 2022 peak when inventory sits hurts worse than a disciplined first price.

STR income history (clean invoices, ICT registration) supports buyer yield math and can defend ask — undocumented cash hosting does not.
