Americans routinely close titled Gold Coast homes in their own name or a Costa Rican corporation. You do not need a Costa Rican passport or residency to hold fee-simple title.

The exceptions that burn buyers are the same for every nationality: concession land in the 200 m maritime zone, missing water letters, surveys that don't match the folio real, and broker-only attorneys. Start with the due diligence checklist.
