The “easy” checklist (any country)
- Fee-simple title available to foreigners (or a transparent lease/concession you understand).
- Independent counsel and escrow — not only the seller’s lawyer.
- Registry you can verify (who owns it, liens, survey match).
- Exit path — other buyers exist when you sell.
- Honest use case — live, rent, or both — with local rules that match your plan.
Skip brochure rankings that score beaches and ignore title. Ownership type is the product.
Where Costa Rica scores well
Foreigners can own titled land with the same rights as citizens — no residency required to buy. Closings with a buyer attorney and escrow are routine for US and Canadian buyers.
The Guanacaste Gold Coast adds something most “easy” lists skip: dense enough Airbnb comps to pressure-test asking price. That is why we built ranked for-sale hubs and /check.
Where “easy” still fails in Costa Rica
Maritime-zone concessions (foreign ownership caps), missing water letters, and marketing “beachfront” without a near-coast pin. Those are diligence failures, not a ban on foreigners.
Read maritime zone and due diligence before you celebrate the easy headline.
Vs Panama, Mexico, and cheaper lookalikes
Panama often wins visa shopping; Mexico wins proximity for many US buyers; “countries like Costa Rica but cheaper” win on sticker price and lose on titled beach-corridor liquidity or STR ops depth.

Stop comparing countries — check a pin
Spine: buying abroad → this page → American or Canadian notes → /check → /deal-desk when capital and look window are real.

What is the easiest country to buy property in as a foreigner?
Countries that allow clear foreign fee-simple ownership and a counsel-led closing. Costa Rica ranks well on titled ownership for Americans and Canadians; the hard part is diligence (title, water, concessions), not a ban on buyers.
What is the best country for Americans to buy property abroad?
“Best” depends on live vs rent vs both. For titled ownership plus a mature beach STR corridor, many US buyers shortlist Costa Rica’s Gold Coast — then verify each pin against nearby Airbnbs.
Is Costa Rica easy for foreigners to buy real estate?
Titled purchases are straightforward with an independent attorney. Concessions, water, and scattered inventory (no single MLS) are the friction. Start at Can a Foreigner Buy Property in Costa Rica.
Can foreigners get a mortgage when buying abroad?
Often no — plan cash or home-country equity. On Costa Rica’s Gold Coast, local bank mortgages for non-residents are uncommon. See How Buyers Fund a Gold Coast Purchase.
Should I buy in the cheapest country that allows foreigners?
Cheap sticker price often means thinner resale, weaker comps, or leasehold. Model exit and net rental income — not just entry price.
