Investor (inversionista) — the property route

Roughly US$150,000+ in real estate (or qualifying business assets) can support temporary investor residency. Registered value has to carry the threshold — one home or combined assets.

You don’t have to live here full-time. After about three years, many people apply for permanent residency. Your attorney owns the current checklist.

Rentista — guaranteed income

Prove about US$2,500/month stable income for two years — often via a US$60,000 bank-guaranteed deposit. Common for people without a pension yet.

Owning a rental can sit beside rentista status. The visa and the house still aren’t the same paperwork.

Pensionado — for retirees

About US$1,000/month lifetime pension income (Social Security, private pension) is the usual pensionado bar.

A lot of retirees buy and run pensionado in parallel. Low property tax helps the lifestyle math — residency is still a separate application.

What residency does and doesn't get you

You can stay long-term, join CAJA (with contributions), skip border runs. You still pay tax on Costa Rican income.

Expect months of apostilles and background checks. Budget time. Most people hire an immigration attorney.
