What guests actually book on the Gold Coast

Walk-to-beach, A/C, a pool, and clear photos still win most of the calendar. Town vibe matters: Tamarindo for nightlife and surf energy, Playas del Coco for airport access and practicality, Nosara for yoga-and-surf calm.

Green season (roughly May–November) is when weak listings go empty. Strong hosts reprice weekly, lean into longer stays, and keep response time under a few minutes — not just polish the high-season rate.

If you are a traveler

Filter for recent reviews, exact map pins (not "area"), and whether the home is walkable to the beach you want. Inland "near the beach" can mean a 10–15 minute drive — fine for some trips, disappointing for others.

Read house rules and parking notes carefully in Coco and Tamarindo. Direct-booking sites from local hosts can be cheaper than the app for repeat stays once you trust the operator.

If you are a host or buyer

Gross revenue is not take-home. Platform fees, cleaning, management or co-host fees, utilities, HOA, insurance, property tax, and 13% VAT on stays all come out before your net.
