- Buy (or keep) the physical recipe: beach access or clear ocean view, pool where comps have one, usable patio/BBQ.
- Then stage: beds, baths, kitchen, outdoor furniture, AC, wifi, and photography.
- Then operate: pricing, response time, and the first 10–20 reviews.

What “rental ready” means on the Gold Coast
US/Canada vacation-home staging is a start — but Guanacaste adds heat, humidity, salt air, and outdoor living as the main product.
- AC in every bedroom — table stakes for dry-season guests; missing bedrooms kill reviews fast.
- Fast wifi — remote workers and families both check speeds in the listing.
- Outdoor dining + shade — the patio is living space, not decoration.
- Pool ready — clean water, safe fencing/gates where required, loungers that photograph well.
- Screens and pest basics — mosquitoes and ants are part of coast life; guests notice.
- Durable fabrics — salt air and sun fade cheap outdoor sets in one season.

Room-by-room staging checklist
Bedrooms — Hotel-height mattresses (or quality hybrids), white or light duvet sets, blackout where sun is harsh, luggage rack or open closet, bedside outlets, and a luggage-safe floor plan. One look across all rooms beats mismatched hand-me-downs.
Bathrooms — Fresh caulk/grout, strong water pressure if you can fix it, enough towels per guest + 1 spare set, hair dryer, basic toiletries for first night, and a clear shower story in photos (walk-in vs tub).
Kitchen — Full cookware for the bedroom count, coffee setup guests expect, blender for tropical fruit, and a clear counter for photos. Empty junk drawers before the shoot.
Living / outdoor — Comfortable seating for the max occupancy, outdoor dining for the full group, BBQ if comps have one, and string lights or soft dusk lighting for evening photos.
Safety & ops — Smoke/CO where applicable, fire extinguisher, first-aid kit, lockbox or smart lock that works offline, spare keys with your cleaner, and a one-page house guide (wifi, beach, trash, emergency).
FF&E budget bands (indicative)
Furniture, fixtures, and equipment (FF&E) is the silent line item that wrecks first-year cash flow if you ignore it. Our build-to-rent models use rough per-bedroom FF&E bands as a planning aid — not a quote:
- Practical STR (~$9k / bedroom) — durable, photo-clean, no designer markup.
- Competitive vacation home (~$14k / bedroom) — better outdoor sets, stronger mattresses, cohesive look.
- Premium / luxury lane (~$22k / bedroom) — curated finishes for high-ADR villas; still buy for sun and salt, not showroom fragility.
A 3-bedroom home often lands roughly $27k–$66k FF&E all-in before shipping surprises — plus linens, consumables, and the photo shoot. Import duties and delivery inland from Liberia or San José can move the number; get two local quotes before you wire a US container on faith.

Photos that book (before you open the calendar)
On Airbnb, your listing is a photo product. Amateur phone snaps of a well-furnished villa still lose to a tired house with a pro shoot.
- Hire a photographer who knows STR — twilight pool, outdoor dining, bedroom symmetry, and a bright kitchen.
- Declutter personal photos, cables, and half-empty closets the day before.
- Shoot every sleep space and every bathroom — guests bounce when rooms are missing.
- Lead with outdoor living if that is your edge; lead with view/pool if you have them.
- Re-shoot after major upgrades; do not leave “before” photos live.
Copy should match the photos: do not claim walk-to-beach if the pin is a drive. Honest micro-location builds reviews; marketing fiction burns them.
Soft-launch plan: first 30–60 days
Opening at peak ADR with zero reviews is how good homes sit empty. A controlled launch fills the calendar and earns the first review stack:
- Price below nearby proven comps for the first 5–10 stays (or use a new-listing discount).
- Keep the calendar open for mid-week and green-season tests — do not only chase Christmas week.
- Answer inquiries in minutes, not hours — response time is a ranking and conversion lever.
- Fix every 4★ nit immediately (wifi, water pressure, missing utensil) before the next arrival.

Owners who live nearby can stage themselves with a clear checklist. Remote buyers usually win by paying a local operator for setup + photo + soft launch — even if they later self-manage cleanings.
Ask any setup quote for: FF&E inventory list, photo delivery date, first-month pricing plan, and who holds spare keys. Avoid anyone who only promises “luxury staging” without a bedroom-by-bedroom list.
