Playa Flamingo — marina town, villa inventory
Flamingo is the most polished of the three: marina access, restaurants, and a deep villa market on the ridges above the sand. Walk-to-beach and ocean-view homes carry premium nightly rates; inland lots on the hillsides trade at lower price points but need honest distance comps.
Inventory is broad enough to screen yield on our map — mostly 3–5BR villas and some condos. Competition is real: professional operators and strong photography are table stakes.
Playa Potrero — practical bay, family groups
Potrero wraps a sheltered bay next to Flamingo with a more local, family-friendly feel. Entry prices can be softer than Flamingo ridge villas, and group rentals (4–6BR) do well when walkable to the beach or town.
The trade-off is thinner luxury inventory and more inland scatter — always check coordinates, not just the town name on the listing.
Playa Avellanas — surf strip, lifestyle buyers
Avellanas is the surf-and-café corridor: Lola's, beach breaks, and a loyal repeat guest base. Nightly rates can be strong for well-designed villas with pools and outdoor living, but supply is tighter and access roads matter.
Buyers here often prioritize vibe and design over maximum liquidity. Model green-season occupancy honestly — Avellanas is not a December-only market.
What to check before you offer
In all three towns, micro-location beats town reputation: walk-to-beach within a few hundred meters, not a 10-minute drive inland priced like the sand.
Pull trailing comps from the same beach band and bedroom count. Confirm titled vs maritime-zone concession on anything marketed as beachfront. Run gross→net with management, VAT, and any owner weeks you plan to block.

Not for the right guest — surfers, remote workers, and repeat lifestyle travelers fill strong listings year-round. Access roads and exact distance to the beach still decide occupancy more than the town's Instagram reputation.
